Rents may rise up to 2.56% in 2027

The National Statistics Institute (INE) confirmed that the average inflation rate (excluding housing) over the 12 months leading up to August 2026 was 2.56%. This figure determines the maximum annual rent adjustment coefficient for 2027. Landlords can only apply this increase after the government officially publishes the coefficient in the Diário da República, which must occur by October 30, 2026, and landlords must provide 30 days' written notice to tenants before the new rent takes effect.

Why it mattersIf you are a tenant, your landlord may increase your rent by up to 2.56% in 2027, but only after the official rate is published by October 30 and you have received 30 days' advance notice.
