Mixed-rate loans now account for 87% of new home loans
As of August 2026, 87% of new housing credit contracts in Portugal are fixed-rate (mixed-rate loans), offering an average interest rate of 2.86% compared to 3.23% for variable-rate loans. While mixed-rate contracts now represent 49% of all active home loans, the consumer association DECO PROteste warns that early repayment commissions for these loans can reach 2% of the amortized amount during the fixed-rate period, urging a policy reduction to 0.5%.
