Lisbon has 37% fewer short-term rentals (AL) compared to 2025, but homes have not returned to the housing market

The number of active short-term rental (AL) units in Lisbon dropped to 11,704, a 37% decrease since 2025, primarily due to the city council canceling over 6,700 inactive registrations. However, an analysis by the 'Vizinhos em Lisboa' association indicates these properties have not entered the long-term rental or sales market, as the overall volume of property listings in the city remains unchanged from a year ago.
